What is included in the EICR price?

The inspection covers the fixed electrical installation rather than portable appliances. The electrician checks the condition of accessible wiring accessories and protective equipment, carries out electrical tests on circuits and records observations using the standard EICR classification codes.

An EICR is a report on the condition found at the time of inspection. Repair work is not automatically included in the inspection price because the type and extent of any defect cannot be known before testing.

What changes the cost?

Number of circuits and boards

Testing time rises with the number of final circuits, consumer units and distribution boards. A compact modern flat can take less time than a smaller but heavily altered property with several boards.

Access and occupancy

Furniture, stored goods, tenants, trading hours and locked electrical rooms can slow safe access. Commercial work outside normal operating hours may need a separate programme.

Age and alteration history

Older installations and properties with undocumented alterations often need more investigation. Previous reports, circuit charts and certificates help the inspector understand what has changed.

Property type

HMOs, communal areas, shops, offices and mixed-use buildings can contain more circuits and safety-critical systems than a single dwelling, so they need a scope matched to the installation rather than a bedroom-only price.

What happens if the report is unsatisfactory?

An EICR is normally unsatisfactory when it records a C1, C2 or FI observation. C1 means danger is present, C2 means the condition is potentially dangerous, and FI means further investigation is needed without delay. C3 is an improvement recommendation and does not by itself make the report unsatisfactory.

Landlord and social housing rules

Private landlords in England must have the electrical installation inspected and tested at intervals of no more than five years, or sooner if the report requires. They must supply copies to the tenant and local authority within the timeframes set by the regulations.

Electrical safety requirements for the social rented sector began phasing in from November 2025. Existing social tenancies move into scope from May 2026, with transitional deadlines applying. Landlords and housing providers should check the current government electrical safety guidance for the exact duty and dates that apply to each property.

How to get an accurate quote

Send the property type, approximate bedroom count, number of consumer units or distribution boards, occupancy status, postcode and any previous EICR. Commercial clients should also include operating hours and whether circuits can be isolated during the visit.
