Do I have to get an electrical test before buying a house?

No — unlike gas safety, there's no legal requirement for a seller to provide one. It's a discretionary check buyers commission themselves, and increasingly one solicitors and mortgage lenders ask to see, especially on older properties.

What happens if my homebuyers report comes back unsatisfactory?

An unsatisfactory result means at least one C1, C2 or FI code was recorded. We give you a priced breakdown of every finding — many buyers use this to renegotiate the purchase price or agree remedial work before completion.

Do I have to fix every finding before I move in?

No obligation attaches until you own the property. C1 and C2 findings are the ones worth acting on quickly once you complete; C3 items are recommendations, not failures, and can usually wait.

How long does a homebuyers report take, and how fast can I get one?
