We analyse your electrical installation while it runs under normal load — combining thermal imaging, power-quality analysis, live load monitoring and AI-assisted reporting — to identify hidden defects before they become failures. One visit, zero downtime: no shutdown, no lost picks, no dark racks.
Most buyers assume any electrical survey is the same. It isn't. An EICR is a periodic pass/fail compliance check; a Live Operational Survey™ analyses how your installation actually behaves under load — and tells you what's about to go wrong.
| Standard EICR | Live Operational Survey™ |
|---|---|
| Periodic compliance inspection | Live operational analysis |
| Mostly dead testing | Live monitoring under load |
| Pass / fail certificate | Engineering report |
| Regulatory compliance | Reliability & performance |
| Snapshot in time | Operational behaviour |
| Limited thermal analysis | Full thermal imaging |
| No load profiling | Live load analysis |
| No power quality assessment | Harmonics & power quality |
| Little predictive maintenance | Predictive recommendations |
Every Live Operational Survey™ combines thermography, power-quality logging and evidence capture, each carried out under load and reported against the standards your insurer and duty-holder obligations are held to.
The European standard for infrared detection of thermal irregularities — the qualitative method the thermal element of our survey follows.
Thermography principles for condition monitoring and diagnostics of machines and electrical assets.
Class A measurement methods for harmonics (THD), sags, swells, flicker, unbalance and transients logged over a monitoring period.
Defines the voltage limits public supply must meet, so logged results are graded against a recognised pass/fail envelope.
Reg 4(2) requires fixed systems be maintained to prevent danger — a live survey is recognised predictive maintenance evidence.
Major property insurers require or credit periodic infrared and power-quality surveys of electrical distribution equipment.
Because we survey under live load, we see the electrical, mechanical and energy problems that only show themselves when the installation is working hard.
We don't just say "we perform thermal imaging" — we show you the kind of defect the survey catches, graded and costed. Examples of typical findings:
Figures shown are illustrative of typical findings, not data from a specific client site.
A Live Operational Survey™ combines calibrated diagnostic instruments with AI-assisted analysis — so nothing is judged by eye alone.
Radiometric infrared to locate hotspots under load, to BS EN 13187.
Class A logging of harmonics, dips, flicker and unbalance to EN 61000-4-30.
True-RMS current measurement across phases and neutrals for load balance.
Loop impedance verification to confirm disconnection times are met.
Where safe and appropriate, to check for degrading insulation.
Assisted detection and classification of thermal anomalies for engineer review.
Draft engineering reports assembled automatically, then signed off by a competent person.
Dated, tagged visual evidence of every board, panel and asset.
Every survey is processed through our AI-assisted engineering workflow, which automatically:
The platform accelerates analysis and reporting — but every finding is reviewed and signed off by a competent engineer before it reaches you.
Not a pass/fail certificate — a full report with thermal images, load and harmonic graphs, a risk matrix, colour-coded priorities, engineer comments and a plain-English executive summary. A sample of the format:
Every anomaly located and temperature-tagged under load.
Demand across the working cycle to spot peaks and headroom.
Per-harmonic distortion against the G5/5 planning limit.
Each finding plotted so the urgent work is unmistakable.
Findings, priorities and next steps for non-technical readers.
Engineer comments and remedial works ranked P1–P4.
Charts shown are illustrative samples of the report format — not real client data.
Thermal, power-quality and asset findings are graded on one combined priority scale — by temperature rise above reference (delta-T), by deviation from the EN 50160 envelope and by criticality — so you know what needs attention now and what can be scheduled.
Critical — ΔT above 40°C or breach of EN 50160 limits, immediate action
Serious — ΔT 15–40°C or sustained high THD, repair at earliest opportunity
Intermediate — ΔT 5–15°C or borderline unbalance, monitor and schedule
Minor — ΔT under 5°C or occasional transient, note for next survey
Reference load and power-quality window recorded so readings stay comparable
No anomalies — thermal and power-quality baseline logged for future comparison
The Live Operational Survey™ is designed around continuity — every discipline runs under live load so distribution, automation and cold chain keep running throughout.
Conveyor drives, sortation MCCs and yard supplies surveyed live under peak flow
Racking power, mezzanine boards and charging bays imaged and logged hot
Incoming switchgear and dock-leveller circuits scanned under duty load
UPS, PDUs and critical distribution surveyed live with no downtime
Refrigeration plant, condensers and control panels imaged under continuous duty
Process-critical panels and drives surveyed to satisfy property insurers
Chilled and ambient distribution centres surveyed around trading peaks
Standby, essential-supply and comms-room distribution scanned live
If a failure lands on your desk, this survey is for you — the evidence to prevent it, and the report to prove you acted.
Every tier is a Live Operational Survey™ — the difference is how deep the diagnostics go. See the pricing and programme options below for one-off or recurring cover.
Thermal drift and power-quality problems build gradually and repeatably — the best value comes from surveying on a schedule and comparing against a baseline. Pick the level of cover that fits your risk.
A combined thermal, power-quality and evidence survey of your main distribution, carried out live in a single visit.
Scheduled recurring survey plus continuous baseline tracking, so year-on-year drift and power-quality creep are caught early.
Programme survey with P1 and P2 remedial work built in — re-torque, re-terminate, rebalance and re-survey.
Scoped to your switchroom count, PDU count and number of sites across the portfolio.
A representative sample of recent live operational surveys. Full case studies and references available on request.
Live scan of the sortation switchroom found a P1 busbar joint 51°C above reference; power-quality log flagged high THD from the drives.
Full survey of critical distribution carried out live with zero downtime; two P2 terminations and a neutral unbalance flagged.
Compressor panels and dock circuits scanned under duty; power-quality log showed voltage dips tripping condenser fans.
Intake panel imaged under peak flow with a 7-day power-quality log; a harmonic-driven neutral heating issue identified.
Forklift charging bank and racking boards surveyed live; AI-assisted asset register rebuilt from unlabelled panels.
Compressor and condenser control panels scanned under continuous duty; a loose contactor terminal caught at P2.
Standby and comms-room boards surveyed live with no interruption; power-quality confirmed clean transfer to standby.
Motor control centre scanned under production load; a hot P2 overload relay and drive-side flicker identified.
Annual combined survey to satisfy an FM Global property policy; three P3 items scheduled and a transient source located.

No — the whole point is zero downtime. Thermal imaging must be done with the installation live and under normal load, and power-quality logging only produces meaningful data while the site is trading. We work around your operation, needing only covers removed for a clear line of sight, which we arrange with your maintenance team. Picks keep happening and racks stay powered throughout.
We install a logger to BS EN 61000-4-30 for a monitoring period — typically seven days — and capture harmonics (total harmonic distortion), voltage sags and dips, swells, flicker, phase unbalance and transients. Results are graded against the EN 50160 supply-voltage envelope, so you get a clear pass/fail picture and the source of any disturbance affecting drives, refrigeration or IT loads.
Alongside the survey we photograph and tag every board, panel and asset, then use assisted tooling to rebuild or verify your asset register, match thermal images to circuits and flag anomalies for the reporting engineer to confirm. It speeds up reporting and gives you a searchable, dated evidence record — but every finding is reviewed and signed off by a competent person, not left to software.
Yes. The thermal element is reported to BS EN 13187 and ISO 18434 principles using radiometric cameras on a traceable calibration schedule, and the power-quality element to BS EN 61000-4-30. That is the format major property insurers such as FM Global, RSA and Zurich require or credit, and we issue the evidence pack in their preferred layout.
They are complementary. An EICR is a periodic inspection and test of the fixed installation coded to BS 7671; a Live Operational Survey™ is predictive maintenance run under live load — thermography, power quality and evidence capture — that finds developing faults between inspections without any shutdown. Our findings feed directly into remedial work coded against BS 7671.
