EICR Specialists

Electrical Installations.
Inspected. Coded. Made Safe.

A fixed wiring installation degrades quietly — behind sockets, in loft voids, inside consumer units. We inspect, test and code every circuit against BS 7671, then fix what the report flags, on a schedule matched to your property type.

Why it matters

The standards we work to

Every inspection, code and remedial repair is carried out and certified against the specific standard your property type is held to.

BS 7671 (18th Edition)

Wiring regulations

The IET's national wiring standard — every EICR is inspected and coded against its requirements.

Electrical Safety Standards (PRS) Regs 2020

Landlord duty

Requires a valid EICR at every private rented property in England, renewed at least every 5 years.

Housing Act 2004 / HHSRS

Housing health & safety rating

Electrical hazards form part of the statutory risk assessment local authorities use to assess rented homes.

Electricity at Work Regs 1989

Workplace duty

Requires fixed electrical systems in any workplace to be maintained to prevent danger.

RRFSO 2005

Fire risk overlap

Deteriorating fixed wiring is a recognised fire risk — EICR findings feed directly into your fire risk assessment.

Building Regs Part P

Notifiable remedial work

Certain remedial electrical work identified in an EICR must be notified under Part P before completion.

Observation codes

Understand your report — tap any code

BS 7671 sets a strict coding system for anything an inspection finds. Open each code below to see what it means, typical examples, and the action required.

C1Danger present — risk of injury
Typical examples
  • Exposed live conductors
  • Missing covers or barriers
  • Burnt or damaged accessories
Required action

Immediate — made safe on site the same day. The installation is unsafe to use until resolved.

C2Potentially dangerous
Typical examples
  • No RCD protection where required
  • Incorrect or missing bonding
  • Damaged accessories not yet live-exposed
Required action

Urgent repair without delay, followed by a retest before the installation is confirmed satisfactory.

C3Improvement recommended
Typical examples
  • No RCD on a circuit not strictly requiring one
  • Older accessories still functioning safely
  • Minor departures from current regs
Required action

Not a failure — an EICR can still be satisfactory with C3s. Worth addressing to bring the installation up to current standards.

FIFurther investigation required
Typical examples
  • A reading that can't be explained on site
  • A hidden or inaccessible section of wiring
  • A fault whose cause needs isolating
Required action

Investigate without delay. An FI makes a report unsatisfactory until the underlying issue is resolved.

Where we work

Every sector runs a different inspection interval

The right interval depends on how the installation is used and by whom — we scope to the sector, not a generic minimum.

10 YEARS

Domestic (owner-occ)

Recommended interval, or at change of occupancy

5 YEARS

Private Rented

Mandatory under the Electrical Safety Standards (PRS) Regs 2020

5 YEARS

HMO

Mandatory, tied to licence renewal in most boroughs

5 YEARS

Residential Blocks

Communal installation plus individual flat inspections

5 YEARS

Commercial / Office

Interval confirmed by risk assessment, typically 5 years

3 YEARS

Industrial / Warehouse

Shorter interval given fire load and equipment duty

5 YEARS

Education

Kitchens and workshops inspected on the shorter end

1 YEAR

Healthcare & Care Homes

High-risk locations inspected annually per HTM guidance

1-5 YEARS

Hospitality & Hotels

Guest areas and kitchens on a shorter cycle than back-of-house

5 YEARS

Student Accommodation

Full-block inspection tied to academic year scheduling

Questions

Frequently asked

How often does a property need an EICR?

Private rented properties in England need a valid EICR at least every 5 years under the Electrical Safety Standards (PRS) Regulations 2020. Owner-occupied homes have no legal requirement but a 10-year interval is generally recommended; higher-risk sectors like healthcare are inspected annually.

What happens if my EICR comes back unsatisfactory?

An unsatisfactory result means at least one C1, C2 or FI code was recorded. C1 items are made safe immediately where possible; C2 and FI items need remedial work and a retest before the installation is confirmed satisfactory.

Do landlords have to fix every finding on the report?

Only C1 and C2 codes (and unresolved FI items) create a legal obligation to act. C3 items are recommendations for improvement, not a failure, though many landlords choose to address them at the same visit.

Is an EICR the same as a Part P certificate?

No — an EICR reports on the condition of an existing installation. Part P certification applies to new notifiable electrical work, which may follow from remedial items an EICR identifies.
